The other day I was in a popular home improvement center picking up some irrigation parts for our house, when I was ease dropping on a conversation between an older man and one of the stores representatives. The man explained to the so-called in house plumbing expert that he had a clogged drain and was looking for a product that could be poured into the drain and solve his problems.

They were both standing in front of the liquid plumber selection of fine products(that was a joke). What product do you recommend the older man asked. The do-it-yourselfer plumbing expert answered by pointing to a product that he recommended, this seems to do a pretty good job at clearing drains. The older man, having been around the block before, a little more educated than he was a few years ago, from his previous purchases of a product that claimed to perform a task, but didn't.

If this was a young man or woman, I would have waited until the home improvement specialist left the area and then, I would've explained who I was, and my experience with a few of these products. However, I felt that this man, who looked like he was in his late 60s or early 70s, should've known better. I chose the let him help the economy with his purchase. I guess in a sense, I was doing my good deed for the day.

Their conversation soon ended as the in-house plumbing expert left to advise another customer, hopefully on something that he actually knew something about. The older gentleman selected a different product and quickly scaned the area to make sure that the person who had assisted him wasn't around as he scampered off in a hurry.

Here's a quick tip on how to avoid mistakes as a do-it-yourselfer. Don't assume that liquid drain cleaning products will solve your problem. I have watched them sell products to unsuspecting customers and even had them try to sell me something that didn't work.

On another occasion, we went to a Morrisey gig in Suffolk and after checking the train times realised that we would have to leave the Mozfather prematurely, something we did not want to do, given that we hadn't seen him perform live for seven years, partly because he hadn't toured for a while after he relocated to Rome, but also because we missed his last tour in 2003!

So I tried desperately to book a hotel/B&B room near the venue, but could not do so for love nor money! I trawled the internet but to no avail! How ridiculous I felt, in this day and age that there were no decent websites catering for gig venues outside of the city. Booking a UK hotel is fine in the city but when needing to book one at short notice in a more rural area, it became ridiculously difficult.

But happily I can reveal that there are websites out there that now aim to make the gig goers life that little bit easier, offering hotels and B&B's close to specific concert venues, in UK cities and also further afield. Some of these sites provide well written reviews of the hotels on offer and also of concert venues throughout the UK, which is useful and of interest to fans of live performances.

It's so much easier to search for a hotel room by concert venue, especially when the hotels are reviewed by likeminded people after a good value for money room to rest your head after enjoying a concert and having a few drinks along the way.

UK hotels are often overpriced in cities, but if you look hard enough, you can often find a gem. This is made all the more easier with websites aimed at those heading off to a gig and can eliminate the worry of having to leave early enough to catch the last train home, or beat the chaotic rush from the car park - that's no way to enjoy yourself and, take it from me, can certainly take the gloss off a cracking gig.

What defines a hotel, as distinct from any other type of accommodation in the Lake District? It's an odd question isn't it? and difficult to answer, yet we all know what a hotel is and what isn't.

The Inland Revenue helpfully point us to a definition given in the hotel proprietors act of 1956 being "...an establishment held out by the proprietor as offering food and drink and, if so required, sleeping accommodation, without special contract, to any traveler presenting himself who appears able and willing to pay a reasonable sum for the services and facilities provided and who is in a fit state to be received."

Clear as mud then, as a bed and breakfast could fit those criteria if they wanted to, yet clearly it wouldn't be a hotel in the minds of most people.

Defining a Lake District hotel adds a further layer of complexity.

Establishments many centuries old that may have fitted the label when Wordsworth was a boy, still retain the title but no longer fit with modern perceptions.

I'll attempt my own definition for a Lake District hotel, see if you agree.

A Lake District hotel should have a minimum of a dozen guest rooms, a public licensed bar, a residents lounge/bar, a car park, a restaurant and preferably a night porter.

Why a dozen rooms? Well there has to be a minimum number and one just doesn't cut it. Ten might but its decimal, and as we're talking about the Lake District an English dozen does the trick. In Addition, a hotel should have a certain ambiance and that's only created by having a critical mass of people.

This demotes for example, the Bay Horse Hotel in Ulverston which has only nine rooms to Inn, or Pub. All the other criteria are met, but they're a little light on the accommodation front.

Similarly a public bar invites transient customers into the establishment which adds a little diversity to the mix. However the residents lounge/bar is a sanctuary for those who choose to stay at the hotel and usually confers some privilege to the residents, for example the ability to purchase drinks after the public bar has closed.

A car park takes the place of perhaps stables in the case of an older establishment. Without sufficient space to park your transport, preferably in the hotel grounds, a little credibility is lost.

That those who seek to rest their heads would prefer to do so on a full belly (or at least a satiated palette) is natural. Standards of food may vary from pretentious to practical and everything in between, but having a restaurant to serve it up is a must for my criteria.

A night porter completes my list. It adds a layer of security helping the residents to sleep soundly and means that assistance is at hand should there be any problems with the room or anything else.

My idea of the perfect Lake District hotel would be the Old Dungeon Ghyll in the Langdale valley. Known to locals as "the old" it just sneaks in on the bedrooms count with a bakers dozen.

The public bar is as lively a place as you could wish to find, populated as it is with locals, fell walkers, climbers and people from the nearby campsite. If you find that all a little too busy, a resident's lounge and residents bar offer quieter surroundings.

There's an ample car park and a fine restaurant serving excellent home cooked food backed up by a fine wine list, which complete the picture perfectly.

A night porter? You'll just have to book and find out for yourself.

Anyway, here's five things that you might not ever hear a termite inspector ever say.

1. Your house is free of termites. This means that there isn't, one termite on your property and the termite inspector isn't going to make any money. Let's face it, termite damage, whether it's visible or invisible, keeps these guys working.

2. Your house isn't going to fall down, if I don't do anything to stop the termites. I have seen homes, where termites have been working on them for quite some time and they still seem to stand up and function properly.

3. Termites don't eat much and I wouldn't worry about the damage. Most termite inspectors will tell you how much a termite in Hawaii or Africa will eat in a day, but doesn't seem to have an honest idea, how much damage they are doing to your home, if they can't actually see it.

4. Every one that works for our company, has at least 30 years experience, repairing any termite damage. Don't even get me started with this one.

5. We will replace all of the termite damage wood, back to its original condition. What they might say, is that they will replace the wood that is damaged by termites, that you can actually see.

There are plenty of great termite companies out there and this article was meant just to have fun with most of them. Termite damage can be a serious problem with some homes and I would suggest that you contact at least three termite inspectors, before proceeding ahead with any home repairs or use of chemicals.

Try not to forget, the only way that a termite inspection company will make any money, looking at your house, will be to find something wrong with it.

Don't Let This Happen to You - Home Computer Electrical Damage

If you've read any of my other articles, you know that I am always coming up with great ideas, tips and even a couple of stories that can save homeowners lots of money. Here's another one of those stories, that involves a friend of mine who asked me if I could fix his outdoor electrical outlet.

I was over at his house one day, and told him that I could probably fix the electrical outlet and if we needed any parts, we could run down to the lumber yard and pick them up and his problem would be solved within a few hours. This two hour repair was about to cost him the hard drive on his computer, but neither one of us had any idea what was about to happen.

We each agreed to give it a shot, I told him to go over to the electrical panel and turn off the breaker that went to his outdoor shed. He proceeded to turn off the breaker and yelled out," It's off, try it." I plugged in an electric drill and it was still working, as he was walking around the corner, towards me, I showed him that the drill was still on and he hadn't turned off the right electrical breaker.

He went back and turned off a couple of more electrical breakers and the drill was still running. Now he frantically started to turn off one electrical breaker at a time, until I yelled out," It's off, the electrical power is, off you can stop."

I repaired the electrical outlet and he went back to turn every electrical breaker back on that he had turned off. We were proud of ourselves and he now had electrical power, back to his shed and he was happy.

Now for the bad news, his computer was running and when he turned the electricity off and on, it must've done something to his computer hard drive and it now needed to be replaced.

The moral to the story, isn't that you shouldn't help your friends. It's that you should, make sure that your computers are safely off, before you attempt to do any electrical work to your home.

It wouldn't be a bad idea, to have a battery backup, for your computer, if you use it often, just in case there is an electrical failure or something happens like the story above.

Prevent Black Mold

-Keep down the dust in your house. Dust can carry mold spores, and both can be major irritants.

His mobile home might not have looked brand new but it was definitely in great shape. Over the years he had developed a few scratches and some dirt that was hard to wash off but that was about the extent of the damage to the painted metal siding.

Well we painted our mobile home and used an expensive metal primer along with some expensive paint from Dunn Edwards & Co... This paint worked great. We lived there for around four years and never had any problems once the home was painted. Having been in the construction business I knew we had to use a good metal paint primer in order for the paint to stick to the baked on paint process for the metal siding to look good.

Here's my advice to you when painting metal siding.

1. Make sure the metal siding is clean. Use TSP soap along with a scrub brush and scrub that baby clean. The cleaner the metal surface the better the new paint primer will stick or adhere to the old paint.
2. Follow the instructions carefully on the paint primer can when applying the primer. Do not paint below or above the recommended paint temperatures.
3. Make sure you explain to the paint salesman at whatever store you're in that you are going to be painting metal siding. Get the right paint primer.
4. I would love to recommend a paint primer but cannot because I don't want to get a phone call from anyone a few years from now telling me the paint is peeling off of their home. Let that responsibility become the paint manufacturers.
5. Let the paint primer dry for the recommended time as per the directions on the paint primer can. I prefer letting the paint dry at least one week. The reason for this is some paint primer's stay soft for a while and if you paint over them immediately they doesn't seem to bond as good and sometimes will stay soft for a long period of time.
6. Apply your final coats of paint following the manufacturer's instructions on the paint can.

There you have it painting metal siding is all in the preparation of the surface you are painting.

Let me rephrase the question now, "Do I Need a Home Inspection" from an unqualified home inspector? Absolutely not. But how can you really tell the difference and is the report going to be worth the money that you paid for it.

Some of these questions are not going to be part a regular inspection but should always be asked and make sure you get the answers to them, before purchasing the property.

Plywood Roof Sheeting - Roof Framing Trade Secrets

Most framing contractor's look at the building plans and order all of the material, according to those that are specified on the plans. This works out fine, and can often save you money, but rarely produces the best home that you could possibly frame.

As a professional framing contractor, I would like to share one of my house framing tips with you. Most plans require half-inch plywood or oriented strand board as their roof sheeting. This product is fine and if you're building a lot of homes, you're not going to have the choice. Ordering larger sized plywood could cost you thousands of dollars, especially if you're building a lot of homes.

However, if your framing or building a home for someone or even yourself, you might want to take my advice and think twice about it, before ordering the roof sheeting. Half-inch plywood, works okay for 16 inch on center roof rafters or engineered truss roofing systems. It doesn't work well on 24 inch on center roof rafters spacing.

It is usually flimsy and weak at the center point, directly in between the 24 inch roof rafter bays. If you're going to use the half-inch plywood, I would recommend using plywood clips that are relatively inexpensive and can be placed in the direct center of each roof rafter bay on each sheet of plywood. These can be purchased at most home improvement centers or lumber yards.

The other alternative, and this is what I recommend, would be to use 5/8 inch plywood. This plywood works great for 24 inch on center roof rafters and you will have a nice sturdy roof to walk on, while roofing your home.

I have actually seen people step through the flimsy plywood, while lifting heavy roof tiles and bundles of composition roof shingles. Experienced roofers try to walk directly on top of the roof rafters, when loading their roof shingles or even carrying them on the roof.

If you're a home builder and your concern is about making a profit, you will need to use the half-inch plywood. If you want to build a superior roof, use the 5/8 of an inch plywood.

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

I have written a number of vinyl replacement windows compare or comparison-based reviews. Each time I consider various aspects of the subject matter. Today I have picked some few brands that I want us to look at. I have not limited this article to only these so do read right to the end.

You can buy the Milgard Tuscany vinyl windows for your residential home. I have found them to work great except that they do not tilt-in especially this single hung one. This really makes it difficult when trying to clean them. Despite all that when I considered the other brands like Amerimax, Atrium and Simonton - Milgard was the cheapest of them all.

Next up are Anlin. In my opinion these are okay but I have heard someone who had bought them to try and save energy telling me that they didn't perform as good. Don't be fooled by the sales person telling you these are the best energy saving windows. I think there are better options when looking into energy efficient ones. Besides that, these work well, however, they do not necessarily come cheap.

You can also try your luck with Polybau. I seriously cannot complain about their price - when compared to some I have seen. The only issue that I have picked up with these is the service offered by the seller. Although I do not have personal experience with this but I have read in my blog comments about how the service guys are always late or don't even show up.

Then there is also Amerimax. They are quite nice. One thing I love about them is that they make the house a quieter and these are really energy efficient. You can go for the double hung ones so you can clean them easily.

As for Pella - this is a great company with great windows buy I am not impressed with their Pella ThermaStar. In my opinion they are low-grade vinyl windows for those people looking for a cheap price.

Asphalt Shingle Roofing - The Facts

Is it any wonder why almost 80% of homes in North America use asphalt shingles as the roofing material of choice. The prevalence of asphalt shingles has created a vast assortment of fittings and fixtures designed to work with them. Items such as a multitude of flashing configurations, edge products, and almost every skylight manufactured has an appropriate base configuration for a weatherproof connection with asphalt shingles. All of the material that you need for a proper installation, such as the shingles, tarpaper, nails, vent boots and chimney flashing are available at any home improvement retailer.

The primary attributes of asphalt tiles are:

reasonably priced (economical),
require very little maintenance,
versatile,
provide excellent protection on steep sloped roofs,
are weather and sunlight resistant,
easy to cut,
can be nailed by hand or with powered nailers.

There are two different types of asphalt shingle base material construction - composition and fiberglass. Composition shingles use a base material termed organic felt, which is a blend of paper and wood fibers. Fiberglass, on the other hand, uses a base that is comprised of a fiberglass mat. In both cases, once the base material is produced it is soaked in an asphalt compound. In numbers sold, fiberglass leads the market. They are less expensive, weigh less because they are thinner, have a longer wear life and have a better fire rating than the composition base shingles.

Average cost of a shingle roof is $50 to $150 per square, installed. Removal of old shingles will cost between $30 and $50 per square.

Both types of asphalt shingles are manufactured with embedded mineral granules. Seeing the granules in your eaves trough (after the initial installation) is a sure sign that you need to repair or replace the shingles.

Where just a few years ago asphalt shingles were only available in simple tab configurations in blacks, grays and browns, the manufacturers have expanded their product lines to include a vast array of colors, profiles and with the use of laminate coatings have created as assortment of eye pleasing textures. Special chemicals are also being blended into the shingles to make them mold and algae resistant. Although these additional features do increase the price per square, asphalt shingles are still the most economical roofing material available.

Drawbacks:

The serviceable life of asphalt shingles is the lowest of all the roofing materials. Although they are available in numerous grades designated by the expected life, from 15 to 50 years they often need repair or replacement long before their supposed life has expired. The hotter the climate, the shorter the life of asphalt shingles. Many of the asphalt shingle problems that are encountered by homeowners are a direct result of two factors:

poor initial installation
damage due to sever weather

Poor installation usually occurs in the area of deck preparation, and not providing adequate flashing around items that are protruding through the roof such as vent pipes and chimneys. Other poor installation methods are not using the required amount of nails per shingle and nailing in the wrong area of the shingle. There are many fly-by-night roofing companies that will quote low prices, because they won't be around to stand behind the workmanship. Choose a roofing contractor carefully.

Roof Repairs:

You should inspect your shingled roof and all the flashing at least once a year and after any major storm such as a hurricane. Hurricane winds will remove entire shingles and lift others. Sun and rain can cause asphalt shingles to crack. You should also go into the attic and look up, any sign of daylight means that there is a hole. When inspecting the roof look for shingles that have lost the granule minerals - bald spots, cracked and/or curled.

If you have to make a roof repair, choose a warm day so that the shingles will be flexible and unlikely to crack when lifted. The roofing cements also spread easier in warmer temperatures.

You will know when you have a roofing problem when you see beige spots appearing on ceilings and walls close to the ceiling. Beige spots are a sign of water damage.

Maintenance:

Roofing cement is the equivalent of duct tape for roofs. It will repair most leaks, cracked or torn shingles, patch flashing around vent pipes and chimneys. You can also use the roofing cement to cover nail heads that have been exposed.

Shingles fade with age so any replacement shingles used will most likely be visually obvious. Shingle over damaged ridge shingles, by nailing down all the corners of the old shingle first - do not remove them.

If you have to replace an entire shingle, lift each of the tabs and pry the nails out of the shingle of the one that needs to be replaced. Remove the top corners of the replacement shingle and very carefully, without damaging the tarpaper, slip it under the existing shingles.

Use roofing nails (large head, galvanized) to fix the new shingle to the roof decking. Use roofing cement to cover the nail heads.

Many people have the misconception that solar power is a relatively new concept in modern science. While it's true that solar energy has not been widely available for private use until recently, it has been used for decades in many applications. The first privately available solar panels became widely available in the early 1990s. These panels were simple mono-crystalline panels that had low efficiency and did not promise 20-25 years of reliable service. Instead, these panels lasted maybe 15 years at most and only covered about 25-50% of the average home's energy needs. Today, many homes that purchased these first panels need solar panel replacement. Luckily, with new technology, they will be able to keep their panels almost twice as long and maybe even get 90-100% of their electric needs from their new solar panels.

The very first thing any homeowner with solar panels should do is to assess whether or not they should replace the roof when they replace the panels. If this wasn't completed the first time around then it's probably time to replace the roof this time. This actually makes the installation process very easy and is the best way to ensure there are no leaks. If your roof isn't ready to be replaced, then installation is a bit trickier.

Depending on how long the panels have been on your roof will determine whether or not you can use the existing roof tile tracks that keep the solar panels attached. How to Unplug Your Toilet

We've all had this experience. You really have to go but someone has just made your toilet nonfunctional. You've tried to plunging it until your hands and wrist started to ache but no amount of effort seems to get things flowing again. You've thought of calling a plumber but they're expensive at even the normal labor rate. So what can you do besides getting your body tired by continuing what you are doing?

Most people don't know how to plunge a toilet properly to begin with. They push and push until the wax seal breaks out and then they have another problem to contend with. Also, they've bought the wrong toilet plunger.
The most effective plunger to buy is the one that has a flap that folds out so the rubber end looks like a bell. Stay away from the one that looks like a saucer.
To properly plunge your toilet first make sure the flap on the plunger is extended out. Then place the end into the hole. Slowly push the plunger down into the hole until the air in the plunger is expelled. This creates a vacuum in the plunger. Make sure the outside rim of the plunger is fully seated over the hole on the bottom of the bowl. Then with a quick jerking motion pull the plunger so that the vacuum created lifts the water out of the hole and releases the obstruction. You may have to do this several times before you are successful.

After many attempts using this method without success I discovered another way.

Hot water! My bathtub is next to the toilet, so I filled a large pot with hot water and poured it into the bowl to soften the obstruction and within eight or nine potfuls I was successful. As soon as I saw that the water level was going down quicker I used the plunger once again and then tried to flush and it worked!

Next time this happens you should try these methods. You'll save your muscles and your pocketbook!

Higher SEER Replacement Air Conditioning and Heat Pump Systems

It is not unusual to find package and split system air conditioning units in the Phoenix market that have been in use since the 1970's or 1980's. Because the average life expectancy of this type of HVAC equipment is around twelve to fifteen years, it is high time to retire some of these tired old workhorses.

An added bonus when you replace older air conditioning systems can be a significant increase in energy efficiency with an accompanying decrease in energy costs. With the amount of discussion we have been hearing in the news lately urging all of us to be green and save energy that is probably not going to be an unwelcome consequence.

Along with the good news of energy savings there are also some considerations that the competent air conditioning contractor will make you aware of when it is time to replace older equipment. I would like to share a few of them with you. First let's discuss split system heat pumps and then briefly cover things that are common to both package units and split systems.

As SEER (Seasonal Energy Efficiency Ratio) ratings for new air conditioning equipment have increased, HVAC industry practices that have been marginal in the past will no longer be acceptable. One of those unacceptable practices occurred whenever split system heat pump condensing units were replaced. The common practice in the past was to replace the heat pump condensing unit without first verifying that the new condensing unit was compatible with the old air handler. Several problems may arise whenever there is a mismatch between the condenser and the indoor air handler.

The first problem is the reduced efficiency that will result from replacing an older condensing unit without replacing the air handler at the same time. The reason for this is that air conditioning manufacturers do not rate current model heat pump condensing units with "antique" air handlers that are twenty years old. To achieve the published SEER, a heat pump condensing unit must be matched with an indoor air handler or fan coil unit that it has been rated with. In other words, if you install a new 13 SEER condensing unit with an old 8 or 9 SEER air handler, the actual efficiency achieved will be less than 13 SEER.

A second concern is there can be a mismatch of the internal coil volumes between an older air handler and a newer condensing unit. As minimum SEER mandates have required increased efficiencies over the years, manufacturers have made enhancements to both the indoor and outdoor coils in order to increase heat transfer efficiencies. Newer condensing units may have a different internal coil volume than some of their antique counterparts. If a new heat pump condensing unit is installed on an old air handler it may result in improper operation in either the heating or the cooling mode that will require seasonal refrigerant charge adjustments and unnecessarily increase service costs. It can also contribute to system reliability issues.

A third issue we are all facing is the difference in the characteristics of the refrigerants and compressor lubricants that are being used in the new systems. Since new air conditioning equipment using R22 refrigerant cannot be manufactured after 2010, the leading manufacturers have already started making newer high efficiency models utilizing R410a refrigerant and polyolester (POE) oils. The new refrigerant has properties that are very different than the R22 that has been the primary refrigerant for split system and package air conditioning systems for decades. In short, R410a is not compatible with the refrigerant flow control devices in the older air handlers that were designed for R22. Even if the flow control device could be changed, there may also be issues that could develop over time if the original mineral oils are not adequately cleaned from the system.

A fourth consideration is the refrigerant line size. The new high efficiency R22 condensing units often require larger diameter vapor lines than those that were originally installed with the old system. It may not be economically feasible to replace the vapor lines, so there will be losses in efficiency as a result of the increased refrigerant pressure drop in the smaller than recommended vapor line. One possible solution to resolve this issue would be to install a new R410a split system condensing unit and a new R410a air handler. Since R410a generally requires smaller vapor lines than R22, it would allow the use of the existing smaller vapor lines. Recommended procedures for removing residual mineral oil from the existing lines would have to be observed if the conversion to R410a was implemented.

When all of the above factors are taken into consideration, it becomes clearer that the very best course of action is to replace the indoor unit along with the heat pump condensing unit. While this is more expensive up front, it can help avoid significant downstream issues later.

Now that we have discussed issues unique to split system replacements, let's consider some factors that are common to both package units and split systems.

One issue that is common to both package units and split systems in higher SEER products is reduced cooling capacity at higher outdoor temperatures. This can be verified by checking manufacturer's ratings for the old air conditioning system and the new air conditioning system at outdoor temperatures above 100 degrees. The newer high efficiency systems generally tend to lose sensible cooling capacity more quickly than the lower efficiency units that were manufactured in the past. This is an important factor when evaluating an existing system that is doing only a marginal job of cooling the space it serves. A new system may have to be larger in capacity to produce the desired cooling effect at the higher outdoor temperatures we see in Arizona. There is a caveat with this also. You don't want the replacement system to be grossly oversized either or it will not perform as intended.

Another thing you will notice is that many of the newer systems have larger cabinets than the older style units. The larger cabinet size can become an issue in confined areas. Since minimum clearances must be maintained, a new system may not fit where the old system was installed. This consideration will be unique to each specific application, but you should be aware of it so you don't get an unpleasant surprise.

One last item to be aware of regarding both package or split system replacements is the significant difference in equipment costs. Higher efficiency comes with a higher price tag. Based on one leading manufacturer's pricing for a 5 ton package heat pump, the jump from 10 SEER to 13 SEER comes with more than a 30% differential in price. If it has been a while since you have replaced an air conditioning system, you may have "sticker shock". Material price increases along with the use of advanced technologies like variable speed compressors, dual compressors or unloading scroll compressors along with variable speed fan motors and enhanced control systems all contribute to higher equipment costs. Keeping this in mind when you are projecting future costs for HVAC equipment replacement can help you develop more accurate replacement budgets.

In my recent article entitled "Air Conditioning System Replacement - The Age Consideration" we recently discovered how the age of your home cooling system can be a determining factor in the decision to replace your current Air Conditioner or Heat Pump System. Now let's see how the upgrade of efficiency plays into the equation of a new Cooling system replacement.

Efficiency is the leading reason that most families replace their existing Air Conditioning systems. Let's face it, if something didn't improve, be it money savings on utility bills or comfort, no one would change out their working units. Cost savings are a serious trigger for homeowners these days and a new Air Conditioning System can prove to be an investment that pays off in a big way.

Let's take a look. As the age issue points out, an Air Conditioning System that is approaching 15 years of age, will probably only be rated at 8 or 10 SEER. SEER is the efficiency measurement and standard that all U.S. Air Conditioning Systems are given for their operating cost efficiency. SEER stands for Seasonal Energy Efficiency Ratio. Currently, the minimum SEER that is available in the U. S. is 13 SEER, and some systems are rated as high as 21 SEER.

So what does this mean to you the homeowner? Well, let's say you currently have an 8 SEER Air Conditioner and you decide to upgrade to a 13 SEER (current minimum standard). How to Install a Swimming Pool Liner

Above ground pool owners know a lot about the time and expense associated with maintaining their backyard oasis, more commonly referred to as the swimming pool. In order to get the maximum life expectancy out of the pool liner itself, great care must be taken to maintain the chemical levels and prevent the build-up of debris and minerals in the pool. But what happens when the pool liner has outlived its usefulness and it is time to replace it before a leak or tear threatens your property?

There are several options available for the homeowner to address this situation. One could pay a professional to install a new liner, but that expense may be prohibitive considering the cost of the liner itself. You could hire the neighbor's kid to do the job, but then a poor installation could damage the liner and cost you more. If you were able to do it yourself and save the money and headaches, would you? The job is not as difficult as it may seem, and I can tell you how!

As always, the first step is preparing the pool for the new installation. This involves draining the water out of the pool, removing the old liner, and making arrangements for the purchase of a new liner. Draining the water will depend on the particular situation of the pool. It may require renting a submersible pump and discharging the water to the nearest storm drain. Be sure to check the local codes for this procedure. Removal of the old liner involves disassembly of the top cap of the pool wall which secures the liner in place. Once this is accomplished, discard the liner in an appropriate manner. Inspect the pool walls for damage or rust which may in turn damage the new liner. Make repairs as necessary to ensure a successful installation. When procuring a new liner, take note of the pool diameter (or length and width as the case may be) and the depth. These figures will determine the correct size of liner to request. Do not assume that the cheapest liner is the best value. The thickness of material ( mil thickness) will correlate to the expected life of the liner as well as the warranty provided. Liners may be available in 20 mil or more. Thicker liners will provide longer service, but will cost more initially. Be wary of a liner that is less than 20 mil, as they are less resistant to tears and chemical damage.

Once you have the pool prepared for the installation, unpack the new liner being careful to remove staples from the box or any other hazards that might damage the vinyl. Follow the manufacturer's guidelines for liner positioning inside the pool itself. Be sure that the liner seams meet where the walls and floor (ground) intersect. Do not be too concerned about minor wrinkles in the liner as these will be smoothed out when the pool is filled.

Once the liner is positioned properly, it is time to prepare for filling. This is accomplished by evenly pulling the liner over the pool walls until just a small area in the center of the liner remains touching the ground. The liner will be draped over the side walls for now. Replace the top cap of the pool wall over the liner but do not fasten it in place. This will support the liner during the filling process. Begin adding water. At regular intervals (when the water level begins to pull on the liner) remove portions of the top cap and allow more of the liner to come in contact with the ground. Do this evenly around the entire circumference of the pool. This will remove any wrinkles in the liner and assure a smooth pool floor. Reposition the top cap for support. Repeat this process until the entire floor of the pool contains water. Check the seams again to be sure they meet at the walls, and make any necessary adjustments. Once the entire pool contains 6" of water, and the liner is satisfactorily positioned, the top cap of the pool wall may be fastened permanently to hold the liner in position. Continue filling the pool to the specified level.

As a side note, before starting the pump, it may need to be primed. Avoid running the pump without adequate water as damage could result.

Pat yourself on the back for a job well done. You now have your oasis restored and can begin to enjoy the benefits of your pool.

How To Repair Holes From Door Knobs - Home Tips

Fixing holes in your wall can be a challenge if you have no idea how to repair the wall or even how it is built.

Have you ever slammed a door shut because you were a little mad a something of someone. Well now have you ever slammed a door open a little to hard and then hearing a sound like something just stuck to the wall.

Well now that would be the sound of your door knob going through the drywall or plaster. Oh crap now what do I do. And don't try to blame this one on the kids either. Right about now you are wondering how in the heck am I going to repair this and not let it happen again.

You should have a nice round hole in the door. Try to remove the piece of drywall without it falling into the wall. After you get this piece of drywall out set it to the side for possible reinstallation. Now get a measuring tape to see if the wall is framed with 2 x 4 or 2 x 6.

If the wall is framed with 2 x 4 it will measure three and one half inches in between the drywall or plaster. If it is a 2 x 6 framed wall it will measure five and one half inches in between the drywall or plaster.

We will use the 2 x 4 wall for our example on fixing the hole from the door knob. Cut a piece of 2 x 4 about 5 inches long and taper both ends of the 2 x 4 so you will be able to slide the piece of wood into the damage hole.

When you slip the wood into the hole set it on edge and screw the sides into the drywall. This will hold the2 x 4 in place. Next reinstall the piece of drywall you removed and screw it into the drywall. Now for the secret to finishing the wall.

Go down to your local home improvement store and purchase a round rubber door stop that glues onto the wall. These rubber and sometimes plastic door stops will be about 6 inches in diameter and work great for these holes.

You could also buy a few more of them to protect the walls from big bad door openers.

Framing Exterior House Walls - Home Building

Framing the exterior walls with 2 x 6 studs instead of 2 x 4 can definitely add to the price of the home. In addition to the cost of the lumber, you also have an increase in the labor, insulation, window and door trimming.

The advantages for using 2 x 6 in the exterior walls would be the additional structural strength to the building and the ability to use thicker insulation in the walls.

One of the only reasons I can think of for using 2 x 6 on your exterior wall would be the installation of thicker insulation. 2 x 4 walls will insulate with R-13, which is about 4 inches thick and 2 x 6 will insulate with R-19, which is about 6 inches thick.

The additional 2 inches will be a 50% increase over the 2 x 4 wall. 50% is a lot, dealing with anything. Imagine if you got a 50% increase in your annual pay this year. This wouldn't be anything to complain about, would it.

2 x 6 also has advantages when you are drilling holes for plumbing pipes, electrical wires or heating ducts. Often plumbers and electricians drill large holes in 2 x 4 walls, taking a little bit more away from the structural strength of the home. Some plumbing pipes for example are 2 inches in diameter, drilling this whole through a 3 1/2 inch 2 x 4, only leaves you three quarters of an inch on each side if the whole is drilled exactly in the center.

Drilling a 2 inch hole in a 2 x 6 will leave you an inch and three quarters on each side. In other words if you subtract 2 inches from 5 - 1/2 inches, the thickness of a 2 x 6, you still have a 2 x 4 left over. 2 x 6 framing also gives you 50% more lumber and structural strength in the home. Again this might not sound like much but it is a lot.

If you live near a busy road or highway, you could use the 2 x 6 framing, only on the exterior walls that separate your living area from the noisy road. The thicker the wall, the tougher it is for the sound to travel through it.

The biggest problem with most home builders is the additional cost and this is coming right out of their profit. Most homebuilders, especially the larger ones, depend on every penny they can to survive in the long run. It's an extremely tough business to be in.

If you're building your own home, give some consideration to using 2 x 6 if you live in areas where the temperatures are extremely cold or hot. One of the only reasons to frame the exterior walls with 2 x 6 is the ability to use more insulation and this would cut down utility costs. If you live in a moderate climate, where utility bills aren't astronomical, it would not be cost effective, for you to use 2 x 6.

New Versus Old Lumber - Structural Failure

During my 30 years of remodeling and building new homes. I have ran across quite a bit of structural framing failures. I find myself answering this question a lot when explaining to a homeowner about the structural failure I am repairing on their home, "Why Didn't They Use Better Lumber" or " Why Didn't They Use Larger Lumber." I really have a hard time answering these questions because I honestly don't know the answer.

However I can try to use some logic and reason to give these people an answer that seems to make sense to both of us. Why didn't they use better lumber, quite simply because, with most older homes that were built before the 1970s they actually do have better lumber. Now you're probably thinking how can these homes have better lumber when the lumber is old versus the new lumber used in a brand new house.

Most of the structural repairs I have made over the years has nothing to do with the lumber and whether it was new or old. A large number of these repairs were caused by neglect and poor maintenance.

The lumber in most older houses are from older growth trees. Some of these trees were extremely large and only the premium parts of the trees were used. The premium lumber is cut farthest away from the center of the tree. Now the larger the tree it makes sense that there will be more premium lumber.

A large majority of the newer lumber used in home construction comes from trees about 6 inches in diameter. Now you're probably wondering how can they cut a 2 x 8 piece of lumber out of a 6 inch tree. Of course they cannot, the larger lumber comes from larger trees.

Most 2 x 4's that are less than 8 foot long can be cut from these trees. This scrap or waste that comes from cutting these two by fours will now go into engineered building materials like particleboard, oriented strand board and engineered beams. Another name for an engineered been would be a paralam.

I hope you're starting to get the picture now when it comes to using new or old lumber. There are companies that are going into old logging rivers and retrieving old growth lumber. These were logs that sank to the bottom of the river's and were never retrieved because it was too costly.

The old growth lumber is quite expensive. Who's to say what problems we will happen in the future from the newer products created with modern day technology. When it comes to building houses it is not an exact science and as contractors we have been repairing the damage from poor engineering for years.

When I use the word poor engineering I am not pointing fingers at engineers. We now have more knowledge about home construction then we had years ago.

New versus old lumber, who wins the battle. Only time will tell.

As an engineer I have been studying and following the renewable energy debate and developments for well over 30 years and many useful as well as useless inventions/solutions have crossed my road of discovery.

One tendency, which always seems to stand out, is the all or nothing approach.

All wind power or all nuclear power or all wave, solar etc. and lately all hydrogen, rarely ever a composite/combination of current conventional and renewable energy resources.

The latest fads seem again all nuclear or all hydrogen and the most laughable of them all "Carbon Sequestration".

Compressing CO2 to pump it to the bottom of the oceans or into some geological cavity is as costly in energy consumption as the building, as well as decommissioning of nuclear power stations and the storage of radio active waste and equally hazardous.

Using Bio Fuels, with its current technology, is a bit like incinerating your breakfast, lunch & dinner to drive your car.

Even more fascinating is that all of these latest offerings are not feasible for another 10 to 30 years, requiring huge amounts of funding to prove or disprove their viability. So it seems that invariably concepts are being promoted which have no immediate application when there are ample and proven concepts that can be implemented now with considerable immediate benefits.

Methods such as co-generation (recovery of waste heat) or preheating by renewable resources rarely rate a mention. Both methods are only a few of the many options guaranteeing substantial reductions in fuel consumption and greenhouse gas emissions.

Again the aspect of the hydrogen as fuel debate is the all or nothing approach. It is nothing new that cars (and planes) can run on hydrogen. The catch here is the, currently, enormous cost of the fuel storage and the non-existing infrastructure. It is even proposed to generate the hydrogen from, would you believe it, carbon based fuels or, lo and behold, nuclear power.

One can only wonder why the viable and relatively low cost conversion of existing means of transport is so rarely being considered as an option. For many years now the conversion of petrol powered vehicles to LNG/CNG was feasible, economical and aided the reduction of greenhouse gases.

Hybrid cars, powered by a combination of internal combustion engine, batteries and electric motor can be another, but still very expensive, option to reduce fuel consumption and greenhouse gas emissions.

So why not use hydrogen in combination with conventional fuel to reduce your fuel consumption and your environmental footprint? It is a proven technology. TRANSPORTATION

Transportation is another big issue in many of these countries. Industrial parks usually shoot up everywhere, as fast as they can build them and anywhere they can squeeze them in, therefore, when it comes time to add the roads, there usually is not much room left. This leaves transportation infrastructure scarce and inadequate in all but the largest cities where, incidentally, the labor rates are the highest. This not only makes it difficult to move goods, but it limits access to your facility by the workforce. There may be a large available workforce in the surrounding area, but most cant afford transportation so only those living within walking distance or on the bus routes will actually be able to get to your facility.

LABOR
Those low labor rates are quite attractive, but as the old saying goes, you usually get what you pay for. If your process requires only menial hand labor to perform the simplest tasks then labor is readily available and abundant. If skilled labor is what youre looking for, then things get a bit more complicated. Highly skilled labor is a luxury in many overseas locations. For the most part, you will need to train your workforce, to do everything, and most workers do not readily understand or accept the concept of standardization, paperwork, quality control, and documentation.

Mexico is one country that stands out in the area of quality workers. The labor rates are higher in Mexico than they are in Asia, but you will get much more bang from your buck there. The Mexican labor force has become highly skilled in a very large cross-section of industries. They not only require little or no training, but work well together and readily accept the concepts of teamwork, quality control, lean initiatives and the like. The labor force in Mexico, as well as India, is fluent in English for the vast majority of the skilled workforce. Not so in many of the Asian countries so in addition to the training burden you will have the language barrier to deal with.

THE ALMIGHTY DOLLAR

When it comes down to the money there a few things you need to keep in mind. First, how do you get the money out of those countries? It is not an easy task in many locations to take your profits. Depending on the type of business structure, it can be difficult and you can be taxed severely. You will get breaks to reinvest, but thats not why you went there in the first place. There are certain business structures that will allow you get your money out easily, but there are other consequences that come into play which greatly affect your bottom line.

Secondly, you will need to determine how you will set the exchange rates you use. Typically you will have agreements which set the rate for a specified time period since you dont want to calculate for every transaction. Depending on when your transactions take place and the actual exchange rate at that particular time you can win or lose. You will also need to agree on the currency you will use. Again, the actual rates at the time of your transactions will affect your bottom line.

And lets not forget that in China, the value of the Yuan is not a real value. The Chinese government sets the Yuan where it is the most attractive to outside markets. China not only turns a blind eye, but actually condones and supports the piracy of foreign property rights.

In China you will be assigned government personnel who will be at your side, in your meetings and monitoring your every move at all times. Because of this there can be no trade secrets. Chinese companies will begin to copy and market your products, under your name, but with significantly less quality. You will be spending a great deal of your time and money defending your image and profits in courts around the world. I have a significant number of close friends whose companies operate in china and I would estimate that nearly 70 percent of them spend a large portion of their time these days traveling to countries across the globe to defend their employers in lawsuits brought about by knockoff products. Although they prevail more often than not, this is an expense that you need to take into consideration. GETTING OUT

Starting a business overseas can take some time, but getting out takes much longer. This is something to think about while you are re-investing those dollars overseas.

Off-shoring is not for everyone, and the underlying factors are too numerous to cover them all here, but there is money to be made, especially if your presence there creates access to a new marketplace, just make sure you do your homework. Take the time to perform thorough investigations and comparisons. Talk to people who are operating in the target countries. If you are new to this, get help. Spending time and money up front to get a clear picture of the true costs and risks is well worth the price. Although priming is vital to lasting finish and a great looking room, there are also sound economic reasons for a good priming job. Primer is not just a watery paint. It is formulated to adhere well to a variety of surfaces and seals them to prevent stains and discoloration from bleeding through the final coat.

Mask the room and determine the order for painting the room. Paint last the areas that are likely to get dripped on. Prime and paint ceiling first, and walls second, and trim last. If you plan to prime the trim with a different tint than you will use on the walls, mask the trim first. Mask the top of the walls if you are painting the ceiling. Mask the ceiling and trim if you are starting with the walls.

If using latex, dip the brush in water to help absorb the primer. If using alkyd, dip the brush in mineral spirits. Brush out the liquid on a piece of cardboard to remove loose bristles. Brush primer on areas of walls and trim that need special attention: patches in drywall and plaster, areas of bare wood exposed by scraping and sanding, and any spots treated with stain blocker.

It if hard for a dry roller to absorb primer or paint. So prime the roller before you put it in the primer or paint. If the prime is latex, spritz the roller with a garden mister and squeeze off the excess water. Use mineral spirits for alkyd primer. Run the roller over the paint grid or roller pan several times to get an even amount of primer on the roller cover.

Prime the ceiling. Start on the short side of the room and "cut in" the edges about 2 inches wide and about 5 feet long along the edge of the ceiling. Then, wearing safety goggles and an old cap , roll paint onto the ceiling, working the roller into the cut-in areas to remove as many brush marks as possible. Roll with diagonal strokes and move from the edge toward the middle of the room. Continue cutting in and rolling until your are finished.

Cut in a section of the wall. Wait until the ceiling dries and mask it off with blue painter's masking tape. Mask off the trim if you haven't already done so. Starting in a corner, prime along about 5 feet of trim, 5 feet of ceiling, and from top to bottom of the corner.

To minimize the wall area that will have a brush-stroke texture, run the roller over the strips you have primed during the cutting stage, getting as close as possible to the masked trim, ceiling, or adjacent wall.

Begin rolling at the top section of the wall along the cut-in strip. Sand the walls if necessary. Roll the ceiling with the finish color. When the primer is dry, mask around the ceiling. After cutting in a section, start rolling, Protect your eyes with safety goggles and wear an old cap. A 5-gallon bucket with a roller grid requires a filling less often and is less likely to tip than a paint tray. Use a relatively dry roller to reduce spattering. Roll diagonally, as you did to prime, to avoid creating visible rows across the ceiling. Extension poles you to reach more areas without leaning dangerously from a ladder. Then after apply the finish putting on the paint. You can apply more than one coat if you feel that is necessary.

Prime and paint the trims, remove the masking for the walls, allow the pain to dry thoroughly, and mask off for the trim. A full foundation offers superb protection in the event of severe weather. It is not difficult to keep basements dry, even in extreme wet weather.
